Living in Pattaya
The Honest Expat Guide to Thailand's Most Misunderstood City
Pattaya at a Glance
Pattaya has a reputation. Most of it is earned. But it tells only part of the story. The city also has the largest expat community in Thailand outside Bangkok, the lowest cost of living of any coastal destination, two hours of easy road access to the capital, and residential areas that feel nothing like the tourist strips. For the right expat, it is one of the best value places to live in Southeast Asia.
Pattaya's Best Areas for Expats
The Pattaya most expats live in looks nothing like the Pattaya most visitors see. Which one you experience depends entirely on where you choose to live.

Pratumnak Hill
Pratumnak Hill sits between Pattaya and Jomtien and is widely regarded as the most desirable residential area in the city. It is leafy, quiet and has a genuinely upscale character that feels removed from Pattaya's reputation. Several good restaurants, a quieter beach and a community of longer-established expats make it the choice for those who want quality over convenience. Views from the hillside are excellent. It is the area that most surprises first-time visitors to Pattaya who expect the entire city to look like Walking Street.
1-bed condo: €170–€380 · 2-bed condo: €320–€600
Best for · Quiet prestige, Long-stay expats, Hill views
Watch out · Hillside location means some walking or driving required. Less beach access than Jomtien.

Naklua & Wongamat
Naklua is north of central Pattaya with a more traditional Thai character and a growing expat presence. Wongamat Beach within Naklua is one of the quietest and most pleasant stretches of beach in the city with premium high-rise condos offering genuine sea views and beach access. Bangkok Hospital Pattaya, one of the city's best private hospitals, is located in this area. The beach here is genuinely good, soft sand, relatively clear water and far fewer crowds than central Pattaya.
1-bed condo: €220–€450 · Sea view premium: €450–€900
Best for · Best beach quality, Premium lifestyle, Hospital proximity
Watch out · Slightly further from central Pattaya amenities. Higher prices than Jomtien or Pratumnak.

East Pattaya
East Pattaya is the inland residential area that most tourists never see. It is suburban, spacious and significantly more affordable than any coastal area. Houses with gardens, gated communities, international schools and a genuinely local Thai atmosphere make it the preferred choice for families with children and those who want more space than a condo can offer. For families who have been in Thailand for a while and want to settle properly, East Pattaya offers the best combination of space and value in the city.
House 2-3 bed: €250–€550 · Villa with pool: €500–€1,000
Best for · Families, Space and garden, International schools
Watch out · Car essential. No beach access within walking distance. Less coastal social scene.

Jomtien
Jomtien is the area most recommended to long-stay expats arriving in Pattaya for the first time. It sits just south of the city centre and has its own beach, a relaxed promenade and a genuinely residential atmosphere. The tourist infrastructure exists but is far less overwhelming than central Pattaya. The beach is long and good for morning walks and exercise. The expat community here is large, settled and sociable. Songthaews (Pattaya's shared pickup-truck taxis) run regularly between Jomtien and central Pattaya.
1-bed condo: €200–€420 · Sea view condo: €420–€700
Best for · Retirees, Couples, Beach without tourist noise
Watch out · Some tourist activity during high season. Songthaew dependent for central areas.

For most long-term expats in Jomtien, Pratumnak and Naklua, daily life in Pattaya is unremarkable in the best possible way. Beach walks, good food, a strong community and Bangkok when you need it.

Beach and Outdoor Life
Pattaya Beach in the city centre is not the best swimming beach in Thailand. But this is only one part of the picture. Jomtien Beach is cleaner, quieter and far more enjoyable for daily life. Wongamat Beach in the north is one of the most pleasant stretches of sand in the Gulf of Thailand. Koh Larn, a small island 30 minutes by ferry from Bali Hai Pier, has genuinely beautiful clear water and is a practical day trip option for residents. Cycling paths, outdoor gyms and a seafront running route along Jomtien are all well used by the expat community. Khao Yai National Park, one of Thailand's finest, is about two hours inland. The eastern seaboard has several quieter beaches accessible by scooter or car for those who want to explore beyond the city.

Eating in Pattaya
Pattaya has one of the most diverse food scenes of any city its size in Thailand. The combination of a large international expat community and decades of tourism has produced a restaurant offering that covers almost every cuisine imaginable. European, Japanese, Korean, Indian, Middle Eastern and Latin American restaurants all exist alongside an excellent local Thai food scene. The Thepprasit Night Market on weekends is one of the best in the region for local food and fresh produce. International supermarkets including Big C, Lotus and Villa Market stock imported goods from across Europe and beyond. A local meal costs €2 to €3. A meal at a good international restaurant costs €10 to €25 for two.

The Expat Community
Pattaya has one of the largest and most diverse expat communities in Thailand with over 50,000 foreign residents. It is genuinely international with strong British, German, Scandinavian, Russian, American and Australian communities. The community is well organised with dozens of clubs, associations and social groups covering everything from football leagues and cycling clubs to photography groups, book clubs and volunteer organisations. InterNations Pattaya is one of the most active chapters in Thailand. Many residents have been here for ten, fifteen or twenty years and that creates a network of local knowledge and established friendships that is rare in more transient nomad cities.

Coworking and Remote Work
Pattaya is not Chiang Mai for remote workers but it is better equipped than most people expect. Internet speeds are reliable across all main residential areas with fibre available in most modern condos. Dedicated coworking spaces exist in central Pattaya and Jomtien and the number is growing. Work-friendly cafes are plentiful particularly in Jomtien and Pratumnak. Monthly hot desk memberships start from around €50, the lowest of any coastal destination in Thailand. The real draw for remote workers is the cost. At Pattaya prices your salary goes significantly further than in Bangkok, Phuket or even Chiang Mai for comparable accommodation.

Social Life and Evenings
This is where Pattaya requires the most honest treatment. The city has one of the most active nightlife scenes in Southeast Asia centred around Walking Street and the surrounding entertainment districts. Most long-stay expats in Jomtien, Pratumnak and Naklua engage with it occasionally or not at all. Their social life revolves around something entirely different: beach bars, sports clubs, regular restaurant meetups, community events and neighbourhood socialising. Pattaya has a jazz bar scene, live music venues, a strong sports watching culture and more restaurants and bars than you could visit in a year. The social life here is whatever you make it. Most long-term residents find a comfortable middle ground and rarely think about Walking Street at all.
Is Pattaya Right for You?
Pattaya is the most polarising city in Thailand. Some expats arrive and never leave. Others last a month. Understanding which camp you are likely to fall into before you commit is important.
